Multifamily & Senior Living
Multifamily construction has been the foundation of Franjo Construction’s growth and primary revenue driver since 2006. Our journey began with Solara Ventures and the redevelopment of 941 Penn Avenue, the first of five condominium projects we would complete together. That early success established Franjo as a trusted multifamily builder and laid the groundwork for future growth. A decade later, Milhaus selected Franjo to construct its first large-scale multifamily development with our team, further elevating our presence in the market and accelerating our expansion into larger, more complex residential communities. Since then, Franjo has successfully delivered more than 2,850 residential units, with experience spanning luxury high-rise urban developments, mixed-use communities, garden-style apartments, townhomes, affordable housing, senior living, assisted living, and condominiums.
Over the past two decades, Franjo has cultivated long-standing partnerships with many of the industry’s most respected developers, including Greystar, Albion Residential, Dalian Development, AM Group, TWG Development, Milhaus, Hullett Properties, Merus, and Solara Ventures. Our residential expertise also extends throughout the senior living and assisted living market through valued partnerships with AM Rodriguez Associates, Washington County Housing Authority (WCHA), and William Penn Care Center, delivering communities that enhance quality of life while meeting the specialized needs of seniors. These relationships have been built on trust, transparency, and a proven ability to consistently deliver quality projects on schedule and within budget. Whether developing an urban infill high-rise, a suburban garden apartment community, an affordable housing development, a senior living campus, or a luxury condominium project, our team understands the complexities of residential construction and the importance of protecting our clients’ investments.
From complex podium structures and luxury urban developments to affordable housing, senior living and assisted living communities, condominium conversions, and large-scale garden apartment projects, Franjo brings the experience, resources, and collaborative approach necessary to deliver exceptional residential communities. Our commitment to quality, proactive problem-solving, and client service has established us as one of the region’s premier residential contractors and a preferred construction partner for developers seeking a builder capable of transforming vision into successful, lasting communities.
Retail
Since 2003, retail and restaurant construction has been a cornerstone of Franjo Construction’s business. Our journey began with Bruschetta’s in Pittsburgh’s South Side, our first restaurant project and one of the company’s first major commercial construction projects. That opportunity established a foundation that has grown into one of the region’s largest and most diverse retail and restaurant portfolios. Today, our experience ranges from fast-track ground-up developments and multi-tenant retail centers to interior buildouts, renovations, additions, and adaptive reuse projects. We understand the importance of delivering high-quality spaces on aggressive schedules while maintaining operational continuity, rigorous safety standards, and the brand requirements expected by national retailers and restaurant operators.
Franjo has completed more than 150 ALDI locations, 15+ Starbucks stores, numerous Shake Shack, Taco Bell, Wendy’s, and Sheetz projects, along with multiple multi-tenant retail pad developments throughout the region. Our expertise extends beyond new construction to tenant improvement and renovation projects, including Sherwin-Williams, TJX, Marshalls, and DeLallo locations. Whether delivering a prototype rollout or customizing a space to meet an individual client’s vision, our team understands the coordination required between owners, architects, franchise groups, and national brands to ensure every project is executed successfully.
Our restaurant portfolio includes acclaimed destinations such as Barcelona Wine Bar, Benihana, Bruschetta’s, Buford’s Kitchen, Coughlin’s Law Kitchen & Ale House, Monterey Bay Fish Grotto, Shake Shack, and Sheetz, demonstrating our ability to construct spaces ranging from neighborhood landmarks to nationally recognized brands. In 2026, Franjo expanded its portfolio by completing its first projects for both Sheetz and Shake Shack, marking another milestone in the company’s continued growth and reinforcing our reputation as a trusted construction partner for some of the country’s most recognizable retail and restaurant brands. From flagship retail developments and restaurant concepts to neighborhood commercial centers, Franjo brings more than two decades of experience, proactive communication, and a commitment to quality that has made us a preferred construction partner for retailers, restaurateurs, and commercial developers alike.

Our experience spans traditional corporate offices, medical office renovations, coworking environments, research and technology facilities, and adaptive workplace transformations. Our portfolio includes all three Pittsburgh-area Cohatch locations, 11+ office projects for Uber, workplace renovations for 3M, Caterpillar, Carnegie Robotics, Aurora, Beauty Shoppe, and numerous projects throughout RIDC’s commercial portfolio. Whether constructing collaborative coworking environments, renovating occupied office spaces, or delivering specialized technology and innovation centers, Franjo provides the expertise and flexibility required to meet demanding schedules and evolving workplace needs. One example of our fast-track capabilities was the successful renovation of a medical office completed in just 30 days, outperforming the required schedule through strategic planning, disciplined project management, and seamless coordination of trades without compromising quality.
Our commitment to client service extends well beyond construction. As one Cohatch representative shared, “The entire Franjo Specialty Group team’s professionalism and project management are second to none. Watching how quickly you move through sites, everyone’s attention to detail, and your customer-focused approach is amazing.” That dedication to quality, responsiveness, and collaboration has earned Franjo long-term relationships with leading corporations, technology companies, developers, and property owners seeking a construction partner that consistently delivers exceptional workplace environments.
Lifestyle & Entertainment
Franjo Construction has been building places where people gather, recreate, and connect for decades. Early in our history, projects such as the Monroeville Amphitheater and Monroeville Community Park helped establish our reputation for delivering high-quality public and community-focused facilities. Since then, our portfolio has expanded to include premier country clubs, fitness centers, parks, entertainment venues, restaurants, and community gathering spaces. These projects require a unique balance of craftsmanship, operational planning, and attention to detail to create exceptional experiences while remaining functional for members, guests, and the surrounding community.
Our portfolio includes work for some of the region’s most prestigious private clubs, including Oakmont Country Club, Laurel Valley Golf Club, Longue Vue Club, Fox Chapel Golf Club, and St. Clair Country Club, as well as community-focused recreational facilities such as Ascend Climbing, the ACAC Community Hub in Pittsburgh’s North Side, the fitness center at The Cork Factory, and Enix Brewing Company. Franjo has also completed numerous park improvements and was selected to construct the building shell for the Carnegie Science Center, demonstrating our ability to deliver projects ranging from highly specialized recreational facilities to landmark community destinations.
Whether constructing a world-class athletic facility, renovating a historic country club, developing a community recreation center, creating a hospitality destination, or building spaces that encourage health and wellness, Franjo approaches every project with the same commitment to quality, collaboration, and client service. Our diverse experience allows us to create environments that not only meet our clients’ goals but also leave a lasting impact on the communities they serve.
Adaptive Reuse & Renovation
Adaptive reuse is more than preserving existing buildings—it’s about reimagining them for the future while respecting their history. Franjo Construction has transformed historic structures into vibrant residential, hospitality, office, retail, and community destinations, delivering projects that balance modern performance with architectural integrity. Our experience includes everything from complete building conversions and historic renovations to complex structural modifications, seamlessly integrating contemporary building systems into some of the region’s most recognizable landmarks.
One of our signature adaptive reuse projects is the transformation of the Washington Education Center into the award-winning TRYP by Wyndham Pittsburgh Lawrenceville. This historic conversion created a boutique hotel featuring 108 guestrooms, a fitness center, two restaurants and bars, a coffee bar, and a modern conference center designed to serve both hotel guests and the surrounding community. The project carefully preserved the building’s historic character while introducing contemporary design elements, including reclaimed gymnasium flooring repurposed as feature walls in the lobby elevator bank. Each floor was thoughtfully designed around a unique material or textile theme and complemented by artwork from local artists, creating an immersive guest experience. The project earned the 2019 AIA Pittsburgh Certificate of Merit (Large Project) for its architectural excellence and its role in revitalizing the Lawrenceville neighborhood.
Our adaptive reuse expertise extends well beyond hospitality. Franjo has successfully revitalized projects such as the Commonwealth Building, 209 Ninth Street Affordable Housing, Rockwell Park, Carnegie Robotics, and numerous office renovations for Uber, while also connecting four historic buildings to create the ACAC Community Hub in Pittsburgh’s North Side. These projects demonstrate our ability to preserve the character of existing buildings while adapting them to meet today’s residential, workplace, recreational, and community needs. Whether transforming a century-old warehouse, converting a former school into a boutique hotel, or breathing new life into an historic office building, Franjo specializes in creating spaces that honor the past while serving future generations.
Government
Franjo Construction has proudly partnered with municipalities and public agencies for decades, delivering facilities that strengthen the communities they serve. Today, our experience includes the successful construction and renovation of more than five police stations, fire stations, municipal buildings, libraries, and public safety facilities, along with a variety of infrastructure and community improvement projects. We understand the responsibility that comes with public construction and are committed to delivering projects that maximize taxpayer value while maintaining the highest standards of quality, safety, and accountability.
Our experience includes projects for the Homestead Borough Municipal Building, Munhall Municipal Building, Monessen Public Safety Building, Sharpsburg Community Library, the City of Pittsburgh Medic 20 EMS Station, and ALCOSAN, among numerous other public facilities throughout the region. Whether modernizing an existing municipal building, renovating an occupied public facility, or constructing a new public safety headquarters from the ground up, Franjo works collaboratively with municipalities, architects, and stakeholders to ensure every project is completed efficiently, transparently, and on schedule.
From police and fire stations to municipal offices, libraries, EMS facilities, infrastructure improvements, and community buildings, Franjo delivers durable, functional spaces designed to serve the public for generations. Our commitment to craftsmanship, proactive communication, and dependable execution has made us a trusted construction partner for local governments and public agencies throughout Pennsylvania.

Our experience includes nationally recognized brands such as Hampton Inn, TownePlace Suites, Holiday Inn, and TRYP by Wyndham, along with other hospitality flags throughout Pennsylvania and West Virginia, allowing us to navigate brand standards while maintaining active hotel operations.

Our collaborative approach and commitment to quality have made us a trusted construction partner for hospitality owners and developers seeking exceptional results, repeatable success, and lasting relationships.
